Investment criteria

TNL Hospitality targets extended stay and limited-service hotels with strong value-add potential in high-demand U.S. markets.

We look for:                                                                                                                                                            

  • 75–200 room branded properties
  • $2.5M–$15M in equity per transaction
  • Flags such as Marriott, Hilton, IHG, Choice, and Extended Stay America
  • Locations in primary and secondary East Coast and select Midwest markets
  • Acquisition types including:
  • Existing hotels
  • Office-to-hotel conversions
  • Ground-up development
  • Distressed assets or non-performing loan

We create value through renovations, rebranding, operational improvements,                    

and flexible partnerships with best-in-class operators, tailored to each asset.
